TRAUTMAN & SHREVE VALUE DELIVERED
High levels of occupant safety, health, and comfort; reduced energy consumption and costs; avoidance of construction and scheduling conflicts; improved marketability through LEED gold certification; single-source convenience and responsibility for all mechanical/plumbing services.
OBJECTIVES
To achieve energy efficiency, reduce operating costs, and attract and retain tenants.
MECHANICAL CONSTRUCTION ENGINEERING SOLUTIONS
Trautman & Shreve combined its complete mechanical/plumbing installation capabilities with its advanced building information modeling (BIM) expertise to provide this prestigious new 185,000-sf office structure and its 134,000-sf underground garage with critical HVAC, piping, and other infrastructure. The result was a single-source mechanical construction solution that successfully meets today's energy and other facilities' challenges.
From before construction through to completion, Trautman & Shreve's BIM professionals created and managed the project's three-dimensional coordination drawings, enabling the entire construction team to identify and resolve spatial conflicts, expediting the schedule and avoiding unforeseen costs.
Once work began, Trautman & Shreve provided the 8-story building's full complement of commercial mechanical/plumbing systems, including those essential for LEED gold certification. To accomplish this and the owner's other objectives, the company worked closely with the engineer to ensure full delivery and installation of the facility's many material and equipment requirements, such as:
HVAC system
- Cooling towers, variable speed drives, condenser water pumps, control valves, exhaust and supply fans, generator exhaust piping, smoke detectors, fire dampers, smoke management systems, and all piping and connections.
Plumbing system
- Hot and cold water supply piping; domestic water pumps, circulating pumps, and controls; sanitary waste, storm drain and vent piping; pressure relief valves; sump and sewage pumps and controls; roof and under-slab drainage; and all tie-ins to underground utility lines.
The company also provided a variety of specialized services, such as sheet metal fabrication, vibration isolation, and sanitary and sewer line videotaping, that further contributed to the project's overall success.
By delivering this comprehensive commercial HVAC and plumbing solution, the company helped the client construct Denver's first multi-tenant office property to achieve both LEED gold certificationand identification by the U.S. Environmental Protection Agency as a building "Designed to Earn the ENERGY STAR."
BACKGROUND
1515 Wynkoop is located in the heart of Denver's Lower Downtown neighborhood and is designed in keeping with the historical tradition of its neighboring structures. Windows and ceiling heights maximize natural light in the tenant spaces, and a grand lobby, flexible floor plates, extensive outdoor terraces, and 415 below-grade parking slots join its energy efficiency in adding to the building's many amenities.
