MECHANICAL SERVICES SCOPE OF WORK
Trautman & Shreve, Inc. was hired to provide plumbing services and HVAC installation services for this unique 13-acre resort destination. Located at this site are 302 guestrooms, 18 suites, 5 dining and entertainment rooms, a full service fitness club, tennis courts, whirlpools, and indoor and outdoor swimming pools.
HOTEL FACILITY BACKGROUND
Lowe has developed, acquired, or managed more than $6 billion of real estate assets. Privately owned by a group of forty-one employee shareholders, Lowe currently employs 7,000 people.
OBJECTIVES
The construction of this hotel was built with location, convenience, and comfort in mind. The hotel is located close to world-class shopping and restaurants, historic towns, and year-round sports activities close to the Rocky Mountains.
MECHANICAL CONSTRUCTION SOLUTIONS
The original mechanical construction project development required that Trautman & Shreve take the lead in design/assist services by developing 3-D CAD fully coordinated drawings including structure, electrical, fire protection, mechanical and plumbing systems. In doing so Trautman & Shreve was able to identify architectural and structural conflict as well as conflict amongst all other disciplines allowing for fully coordinated construction documents prior to construction. This provided tremendous efficiencies in the field maximizing the fabrication process and while eliminating any rework.
Until completion of the final design/build, the preliminary design required expertise in design/assist, GMP, budgeting and value mechanical engineering. Thus, a Guaranteed Maximum Price option was developed. Completion of plumbing systems and HVAC installation services was on schedule and under budget.
